Initium, developed by Sunstone Property Group and styled by Osborne & Co. is a newly transformed residence that reimagines modern Queensland living on a north-facing 607sqm site, designed around a central courtyard to balance openness, privacy and connection to light, greenery and the outdoors. Inspired by Mediterranean village architecture, the home seamlessly blends indoor and alfresco living with cross-ventilation, shifting sunlight and refined materiality, including timber finishes, sculptural voids and brise-soleil filtering natural light throughout.
A series of thoughtfully curated spaces offer areas to relax, entertain and retreat, from sunken lounges and double-height dining to media, study and expansive kitchen zones, complemented by outdoor amenities including a pool, fireplace and courtyard for year-round gathering. Wellness and functionality are elevated with a basement garage housing a gym and sauna, while a five-bedroom layout provides dedicated zones for family and guests, crowned by a glass-encased primary suite that appears to float above the suburban landscape.

The overall styling philosophy was guided by a commitment to work with the architecture rather than against it, with the styling of Thomas Street designed to honour the creamy brick, warm oak timber and polished concrete. Furniture selections were chosen to feel sculptural yet restrained, adding softness and warmth without competing with the home’s strong architectural lines.
A focus on liveability ensured the design feels elevated yet relaxed and functional, perfectly suited to everyday family life, while a neutral base palette is enriched through materiality, texture and subtle colour accents to create depth and warmth.

The dining space was styled to balance formal entertaining with everyday family use, with furniture selections guided by simplicity of form and a strong material presence. Our New York Dining Table, with its minimal natural oak design, was chosen to complement rather than compete with the surrounding finishes, while the Tanner Dining Chairs introduce sculptural interest through their leather and oak combination, adding warmth, texture and visual rhythm. Artwork was used intentionally to bring colour, depth and a sense of individuality to the space.
Satara supported this project by providing the perfect kitchen stools (Oliver Bar Stools) that balanced functionality, comfort, and timeless design. Working closely with the project team, we guided the specification process to ensure each item from our collection suited the practical requirements of this renovation while complementing the overall aesthetic vision.

The sunken living room was designed to feel anchored, intimate and inviting, reinforcing the architectural form rather than distracting from it, with Satara pieces playing a central role in grounding the space. Soft, sculptural silhouettes including the Freya Swivel Chair, Adina Avocado Coffee Table and Lachy Side Table introduce tactile comfort and visual softness, while textured upholstery contrasts the home’s harder architectural surfaces and warm oak elements echo the surrounding timber detailing.
Subtle colour layering in amber, rust and eucalypt tones enriches the neutral base palette, and the Belle Modular Sofa in Alaska Dune stands as the hero piece, selected for its contemporary profile, quiet elegance and ability to define the room without overpowering it. The overall result is a space that feels calm, tactile and emotionally grounding.

The courtyard acts as the central organising element of the home, with styling designed to extend the interior narrative seamlessly outdoors. Satara outdoor pieces including the Marco Teak Top Dining Table with Tiah Armchairs, Mila Lounge Chairs and Alani Stone Top Side Table mirror the interior’s elevated yet relaxed aesthetic, offering comfort, durability and climate-appropriate design. Material and tonal continuity ensure the indoor and outdoor spaces feel visually connected rather than segmented, resulting in a seamless flow that reinforces the lifestyle-driven focus of the home.
